We work in the Cape Coral real estate market every day. We also service Fort Myers real estate, Lehigh Acres real estate, Bonita Springs homes & Naples real estate & all areas in between.

Did you know that when you call a listing agent from their sign or ad that they are representing the seller? How is that in YOUR best interest? We have buyer's agents ready to work for YOU. On any property you may be interested in.

After we have met or spoken on the phone & have a better understanding of your needs & wants in a home or investment property we will begin to send you ALL the properties that match your criteria. Then, when you see something you are interested in, let us know & we'll schedule a private showing.

We can also help guide you through the short sale / pre-foreclosure maze you have been hearing about. Some of these properties can be great deals for the buyer & some are not. We can assist you in structuring your offer, determining the right price, inspections, disclosures, insurance, repair expenses through to closing & beyond. Be careful, there are many agents claiming to understand the process who have not been through a short sale transaction. There are also many investors 'flipping' or 'wholesaling' properties that may or may not be good investments.

We can assist you to purchase ANYTHING for sale - including building a new home, buying in a development, buying anything listed in our MLS, buying from an investor or buying from a for sale by owner.

  • Renters - We have homes & condos available for renters. Rents are still low but we expect with many financing programs being dissolved the rents will go back up before too much longer. If you can't buy now (we can help you assess that) then we can help you. If you don't want to buy now, for whatever reason, allow us to assist you in finding a great rental in Ft. Myers or Cape Coral & surrounding areas.

This agreement lists all of our services provided to buyers. After we've met we will both sign the agreement with our promises to each other.
